CERTIFICATE OF COMPLETION AND COMPLIANCE (CCC) APPLICATION

Introduction

The Certificate of Completion and Compliance (CCC) is an obligatory self-certified document that is enforced under the Street, Drainage and Building (Amendment) Act 2007. It is an official recognition that the building is fit. This certificate is extremely significant since to ensure the safety of your building’s occupants and can be used to assess whether or not your building is fit to live in.

The differences between CCC and CFO

The CFO is known as Certificate of Fitness for Occupation. It is the precursor to the CCC. The latter was introduced in April 2007 and began operation in April of that year, replacing the CFO. The CFO was previously issued by the local government body, and it was a time-consuming and bureaucratic process. As a result, the authorities were required to visit the site and give their consent. This facing lot of problems in delays in signing off on completed structures.

As a result, the new CCC is a more efficient and self-regulatory procedure, with signatures shared among the Principal Submitting Persons (PSP). The local government is also participating in the CCC process, and they have the right to perform random site inspections. If any issues are found, they can instruct the PSP to delay providing the CCC. Local governments retain the most authority in the CCC process since they must approve planning permissions and building plans

Who is the Principal Submitting Person (PSP)?

The Principal Submitting Person (PSP) is consisting of the expert team that includes professional architects, engineers, and draughtsmen. The Street, Drainage, and Building Act of 1974 binds everyone to our respective obligations and responsibilities (amended 2007).

For Example:

          • Reporting any breach or issues to the local authority.
          • Ensuring that all corrective work (of any breach) is completed during construction.
          • Supervising the building’s erection and completion to ensure that it is built according to the approved designs.
          • Assuring that the structure has been “duly constructed and completed” in accordance with the approved building plans.
          • Assuring that the structure is safe and fit for habitation.
